PickEm..and I thought I was cynical...good lateral thinking. I do however, think the management/directors are between a rock and a hard place with the property market the way it is. I am sure that they would prefer to have a ff. dividend as well as a share price close to NTA. The economy run by our current government will probably be their biggest worry and I am sure nothing is going to change in hurry. I intend to hold for the long term and am prepared for the price to head south although I won't like it. I keep thinking of Watpac, which I remember seeing years ago drop substantially after some problems and then recover strongly. I also held shares in the old Villaworld before they were taken over by MFS. E1
