I have been thinking about their change on their dividend policy a lot. I think what has happened is that they have realised how bad and apparently continuous this decline in the housing market is, and rather than see their share price crash they have decided to be proactive and instigate a buy back, thereby placing a floor under the share price instead of seeing it trashed.
