1. the old sites that used to manufacturer envelopes .........melb / brassy / 1 other .......all prime resi development sites .........
2. margins - hope what Auto says is somewhere near the mark ......
3. get the capital out of the buss - which inc's the ROA ........

one has to remember that the "historical" stated gross opp margin was before GG&A ........which (imho) used to be horrendous ........
