ALZ is made up of 2 parts, that's why they call it stapled.
1st part - is the REIT side, that's where the 4.1c will come from in 2010, just distribution of rents received.
2nd part - is the company. This develops houses and commercial, industrial stuff. Dividends from this part are suspended, although it's making money. In the past the company paid close to the same div as the REIT. So you're getting good earnings in your SP, they've just been offset by writedowns (one-offs) in the crisis. So good upside in a recovery imo.
