Agree with that as a fair valuation, and I would absolutely sell if it rockets past that point.
We have all seen what happens when markets get excited and people start piling in based on nothing but momentum and FOMO. Plenty of companies out there have been trading at 200% of NPV that have never sold a cent worth of product. The crash back down to earth is painful for many when it happens.
