i have spoken to all the childcare REITS investor reps and they cant issue ann's yet as they cant pre empt Govt policy on shutdowns and childcare in particular.
they will issue anns after govt policy decisions above are completed and their tenant position, like all REITS actively monitoring it.
Obviously this year, they will have to support the smaller tenants when such lockdowns occur. However with 14 year wale, as long as its a one off event, it doesnt impact the valuation. You would assume the economy slowly go back to normal once the virus/flu or whatever name u give it, clears.
