I'm close to buying some more. At around $5 I found I had about 15% of my holdings in ARF and sold out of most of it at that stage when it was clear that interest rates were about to start rising.
I started to increase my holding again when the price dropped to around $3.70 so that may have been a bit soon.
Most of the REIT SP's are re-acting (I think) to the 10 year bond yields. Once they stop increasing the SP should settle and that would be the moment to move in again.
The appeal to me is that they offer around a 4% to 5% dividend yield but improve the profit and, hence the dividend by about 5% per year which, theoretically at least, improves the price by 4% to 5%, offering close to 10% per year improvement in my holding.
It doesn't run quite as smoothly as that but over time it has worked out like that for me.
The WALE is currently up at about 19 years, and they have about 14 development sites, so I think it's a pretty comfortable hold.
