Not much to be unhappy about, here.
The dividend, which was already impressive, has gotten better. Obviously that's a plus.
I hope AEU is able to keep their LVR below 40%. There's obviously a good deal of benefit to doing so, and it seems like they are trying to get the debt under control.
Also, Goodstart's annual report has them going through around $600 million in turnover for the last financial year, so we should have a stable tenant well into the future now that the, ah, bad "apples" have gone.
