Fantastic presentation.
I know Jake, you have cautioned against making comparison across widely divergent land parcels.
But still you have to admit that figure of $4400 per acre (vs. <$1000 per acre give current market cap) is startling, given it relates to undeveloped land. We are very close to having 'developed land' given results to date.
Was thinking, given the IRR figures presented in one of the charts, might it be worth selling half the land, getting some capital and developing the other half ourselves? I know management have always said they want to do a land transaction, but in life how often do you stumble across investment opportunities with IRR > 80%?
