Thanks for your input, given low interest rates and the amount, I think debt would have been preferable as well. Particularly given the nature of the depressed sp.
Do you have any thoughts on jdc? Looks like they are pretty much there.
Can't help but think if they were raising money for IHP modifications there would be better sentiment, as per @dowjones30 comment
