    no one is home, hopefully shopping at the HDN centre!!

    I quite like their niche group of stores. They target necessity stores and most of them are Australia's largest stores (Coles, chemist warehouse, BCF, and of course some smaller retailers/restaurants). A good sign since the larger retailers have a strong market cap and buying power. Nearly everything (except resources) are down so not too fuss despite buying near the top but REITS valuation are based on market yield. So with supply chain issues this may affect business profitability and thus rental yield growth may slow down to ensure businesses don't back out of their rent or renew their rent. Interest rising will also affect yield/

    So to answer you question, 2-3 years I think most reits will be flat line (+/- 5%) which is good for slow accumulation of shares and DRP where applicable
