Greenfield sites, takes years to develop you don't see return on this for a while, activist investor want to see the capital putting into working project pronto
fast and get a decent return
but if it doesn't get up then it not a bad thing either, value of this lot may have even gone up since the deal structs
so wins wins, market initially chuck a fit on it but now realise maybe LLC wins either way
