I paid the same as you. So really, today's interest rates are low in comparison. But, the issue is that debt is so much higher these days. Interest rates are now at their peak IMO. GDP data last Thursday shows that the economy is in a technical recession (barring immigration) and all of this indicates that the next move will be down (likely 3rd qtr 2024). The REIT sector has been heavily sold off and is in the box seat to benefit the most from stable and lowering interest rates. Companies like Waypoint are in the buy zone.
