don't disagree on your point in general - but I struggle to build an investment case to buy overvalued banks at a time of rising interest rates, in a country where property is some of the highest in the world relative to incomes and household incomes are flat - all of which plus other factors are going to combine to put more and more pressure on the property market. I made this call in the UK in 2006 and my friends didn't want to hear it. Nobody ever does - I mean, house prices can't fall can they?
