You have no idea what is going on.
Builders have to have fixed price contracts and estimate what price rises may be when materials are needed for jobs and price their contracts accordingly, they cannot simply pass the costs on. These are houses with contacts signed 6 months or so ago and are all needing roofs now.
Builders right now are already hurting, a 40% price increase on truecore is a slap in the face to a market already struggling to get bricks, Reo, timber, melamine etc as well as skilled labour. No builder has estimated these price rises like we've had and are continuing to get.
My opinion is it's price gouging
