    there are rats out there ! agent called 3.09.08 said she had a tenant to rent my furnished house for 12 months, the national company he worked for was relocating him and they would pay the rent, tenant wanted to move in this weekend....and they required linen, cutlery crockery etc to be supplied.
    So I panicked and started organising people to move belongings from the garage, and all the other things required, house has been vacant for 6 months while bro was holidaying in qld...
    plus I would have to travel there this weekend to organise everything...sudden notice, difficult to deal with, as am in busy work mode
    then late yesterday afternoon, she called and said the company/ he only wanted it for 3 months, while waiting to buy a house, oh and the male was actually starting a new job and on 3 months probation!

    well that is a whole different ball game....short stay accommodation in that area starts at $500 pw plus, about 180 more pw than the 1 year rate......
    so I called back and said no thanks....
    I bet they knew the going rate for short terms, and tried to con me into giving it to them at the lower rates

    I will organise everything at my leisure, no rush, and I will have it ready for the market in Jan.....friend tells me thats when executive accommodation is at its peak....I found only 2 furnished houses available for short termers on the realestate web site

    for an average cost of about 15,000 to furnish, you earn on average minimum of 100 pw extra for furnished, and then another 100 plus for short term accomm.....these figures are for a modest 2 bdr, not the high end stuff,
    so I am planning to rent it as short term only up to 12 weeks,and allow 2 weeks vacancy after each period, basically can achieve a 50% increase in rental income over the longer term
