Just had a re-think !
That $720,000 pa estimate is before tax, so let's say tax 30% $216,000 then $504,000 after tax.
The $2 million outstanding payment is over 2 years ! At $504,000 income from the mill doesn't cover the acquisition cost !
IMO - sell the mill and do CR which may have to happen given mill payment and find a brown field development project !!
