Pendini89 made a very good point as well.
If RAE is around 90%, that's in year 1. The fact that the residual effect in years 2-4 outperform means for those year's RAE would be above 100%. If RAE was averaged over 2-4 years, the average RAE could be well above 100%. That is a great marketing tool and as you say would boost demand if the price was based only on the first year's RAE.
