My understanding is that they are taking the property assets out of NXT and placing them in a REIT.
That should be good for NXT as it should be trading at higher multiples given its growth profile.
Property trusts are more conservative and trade at lower multiples.
A lot of companies take property off their balance sheets to focus their capital on running their core business.
