I suspect it would be well known internally in broker circles that BR is selling us down.
I wonder if that is actually the reason that AVB PR can't drum up institutional support given all the valuations much higher than the SP and all the roadshows.
This isn't a dividend play, it's a capital play, and if you doubt you'll get any why buy.
