Profit took a ~ $6m hit die to accouNting determination, this will be picked up in this FY.

Results were very solid, just not as solid as i anticipated.

Very well managed company.

Real estate not the flavour of the month after a sterling run, AVJ largely (but not completely) shielded from property downturn.

Recently went ex div. which was approx 5%

good buying opportunity
