This sale is through his SMSF which makes it even more puzzling.
Perhaps he is raising cash in his SMSF to put towards a property and needs deposit funds.
He can't actually use the sale proceeds personally until he hits the retirement age, so he can only be diversifying within his SMSF. Not sure how old he is prob mid 50's?
I reckon his wife has been banging on about a holiday house, and his financial planner has said lets buy a holiday house in the SMSF, you can AirBNB it, and miraculously it won't be let when we want it for personal use.
