once you open the borders and migration comes back in, I bet you interest rates will go back up to 4% to 4.3% and that is double the mortgage of 2%. That will cause financial collapse in 3 years time as people won’t be able to pay for that. Guess what will Banks do, they will increase the loan to income ratio to decrease demand. Instead of higher rates, the loan amount will depend on 20-30% of your income per month. And that is a staggering decrease if your loaning a million, you will will only be approved 700-800k instead. More housing supply have already come up, and Negative gearing, yearly land tax, 50% capital tax discount and inheritances will be back on the agenda to be removed or tapered to control rising inflation. All imo, gltah.
