    I want to know too.

    Can someone please educate me why this business is now valued less than the pre-covid time, given that the dividend is at healthy 6% growth each year and property asset valuation is now much higher than the pre-covid. I know interest rate increase will priced the companies at lower multiples but this should be applied to companies with no profit and positive cashflow is not expected in the short term.

    This company has positive cashflow, making real profit each year, dividend growth at 6%pa.

    I really don't understand the market, they can put so much valuation on BNPL, concept techology companies and no value cryptos just a year ago. Now interest rate turns, those craps came down as expected, but it also dragged down other traditional companies.

    I just found it is crazy to drop 7% today
