Mate, your Point 3 in the investor email - cracked me up. That should be in the Rear Window of the AFR. Whilst I don't like your chances of refunding even a dollar of this acquisiton fee, it is always worth giving them a bit of a ribbing.
Perhaps there could be a fourth category of fees.... acquisition fees, performance fees, disposal fees, and now 'screw up fess" A REIT fund manager repays 15% of the decline in NTA in any 12 month period? With the current structure, I would expect that TOT would earn a disposal fee for clearing out the the assets at 50% purchase price. Wouldn't that be grand!
