You're not wrong with the changes in VIC gov regarding property as an investment. If you look at the data in VIC, at least 10,000 requests to have their bonds withdrawn from the system (600,000 are still in the system at the moment roughly). It is still minuscule but it doesn't shock the entire rental market. I think it's just a headline news media tactics to pressure the government to reverse it back.
Looking at other data, we are seeing age 40 and above are very liquid in cash which does gives them the advantage of hoarding more houses.
