At next year expected dividend of 26c (not my guess, this is from the management presentation)
7% yield: $3.71
7.5% yield: $3.46
And don't talk about interest rate expense, they have hedging into FY24, as this roles out into FY25, that interest rate will increase!!! (Unless you expect back to zero interest rate world!!!)

No need to enter yet.
And look at their cap rates, still well below 5%!!! Means more property devaluation to come in the Dec half year!!!! Means more loss!!!
