    Hi Chris. Yeah this is all new to me too and im also keen to learn.

    Regarding inflation, my understanding from reading here and there is that ~50% of their property contract rent increases are linked to inflation and the others they havent had trouble increasing rent. I guess normally rent increases are important and maintaining tenants are also important but with the type of tenants CLW has I dont think this is a problem also tied to the long leases. (please tell me if I am wrong)

    Is off market much different to listed realestate? I think I remember reading its normal fed rate + 1-2%. (If you have a good resource on property, valuation and cap rates I would love to hear)

    Im holding due to my thesis that interest rates will go down but we will have several waves of inflation. My theory is that as rates go down these RETS will revert towards their NTA value (be it less that now) my idea to to lighten as share price moves closer to NTA value and then pick them up again on future inflation spikes all the while taking advantage of the distributions.

    I like your short list of growth stocks! regarding rents im also hold DXC, I think WPR might be a better quality but I like the discount at the moment.
