Hi Chris. I had a bit of a look at HDN, I think that it could be good, i like the relatively low leverage, i just don’t have a lot of confidence in general retail. I will have a more detailed look at the tenants. its got a shorter WALE length of ~5 years also.
I also need to keep the fridge full and pay the bills so Im targeting 7% fully franked dividends (or equivalent) so HDN isnt paying quite enough at the moment and it has the added retail risk. It might be good on a pullback but i think higher leveraged CLW will pull back more in that case. Regarding holding for a longer term. Im completely with you, I am just seriously going to consider moving partially out of REITS if they revert to their NTA values and into another area of stocks that im following if they are of particular good value (eg some mining stock could be particularly good value at that time)
