For me the resource will need to be upgraded and debt level under better control (it could take a max of 4 months for funding formalities if it goes ahead ) also will need to crunch the numbers of the agreement to see how much benefit shareholders may get.

Agree, super risky, I don't normally do specs anymore after crypto ( did really well, went in big and early ) but now looking back I must have been insane and very lucky looking at the volatility.
