i agree, 12 month term deposits are now 4% with no risk, why risk 20-30% of your capital (if markets tumble) to get 6% yield, makes no sense.

because there is also a chance that the rate cycle will reverse soon and nta closing which means share price gain + 6% dividend whilst waiting
