1) strong tenant
2) triple net leases
3) long wale, long wale doesn’t mean much when you have s^%t tenant but means a lot when you have good quality ones
4) diversified across mostly non discretionary spending industries
5) prime real estate with various other uses... unlike bwp if Bunnings vacate, you will need to spend some money converting the warehouse to other uses... there is no such issue with clw properties....
6) most importantly it’s trading at an attractive valuation .... something like this should be trading at least 10% premium
