    Disagree, it depends what the capital raise is for. If its for accretive acquisitions its good.

    And EPS for REITs is close to a cash measure as you can get and excludes depreciation or change in valuation movements. Distributions are typically always based on EPS which is based on cash earnings. So they are earning 26c as shown below....
