That is very good point and I just add one point to that allow for dividend reduction in case they divest or interest goes up. Also if property valuation goes down then gearing increase without movement in interest rate.
i look at 20c DPS conservatively for investing with discount to nta roughly 40%.
they should have reduced dividends payout ratio to 90% to keep cash in the event interest rate goes up or use the 10% to pay some debt that is without hedging.
