Yeah can someone explain that one to me as well:
They are saying there was a $22.4m increase in value for BP portfolio and $14.0m increase in LWIP pub portfolio but the cap rate went up? Shouldn't this move the cap rate down?
I notice in the next paragraph they say there was a decrease in valuation for the Red Cross building of $4.5m and the cap rate also increased.
Is this because they are including the CPI increase in net income that increases the cap rate?
