One issue which doesn't seem to get much air is the effect of rising rates on NTA.
While I understand the mathematics, I must admit I don't understand the "science" of choosing the rate. So I don't understand whether rising rates will eventually cause a higher cap rate to be used and thus falling property values and NTA.
Can anyone offer anything on this?
