If the NTA fell 20% the unit price wouldn't fall by the same amount, the unit price is already factoring further NTA falls IMO.
Look at the historical discount pre COVID it was running around 15%, eventually it will return to this because nothing has fundamentally changed despite all the WFH hyperbole.
