    I question the concept of replacement cost as a measure of valuation. How do you replace a 20 year old building with a 20 year old building? It's not as though COF's unit price is 2/3rds undervalued compared to the underlying real estate.

    It would be different if all the portfolio consisted of spanking brand new buildings, and with the portfolio market value (say) 1/3rd below replacement cost, and a unit price 1/3rd below market value.
