    Finance costs have peaked, valuations pretty close to the bottom.
    1.4% devaluation would have been 1.9% if it wasn't for the $10m uplift from the data centre conversion.

    VIC office market market is obviously still the dog.
    Although I'm not expecting valuations to start rising significantly soon I'm confident there won't be further significant reductions in distributions from here with the debt 98% hedged
