Very smart for management to take advantage of the Nareit index entry. But maybe not the smartest placement to take up. SPP is a different matter, as you get a discount off VWAP.
I do think the SP would be lower without the Nareit news (after the competitor takeover was already factored in), with the cap ex issues reducing the earnings outlook.
So to my mind this latest raise feeds into a narrative of expecting higher capital costs (i.e. reduction in ROIC), and preparing for them, and investors might not like the economics of that, if it is indeed the case.
