very close to the truth IMO roley, less so for me is T/O - always sprouted on HC and 1 in a 100 might materialise, the rest is fantacy.   long rd and UBS fees gauranteed yes, BUT maybe at least they have to earn them by getting a decent equity partner, or good finance to complete the mine construction etc etc.

125m mkt cap atm or there about - mkts not tolerant of long terms plays other than blue chips - could buy now but reluctant  - my sense of it that sfx will be cheaper before any re rating of prod comes along merely becuase of ths horrible period in finance and mine construction where even the odd good expl result becomes immaterial until the money flows.
