I am a little puzzled by this statement though: " Capital realised from these co-ownership alliances will be used to reduce gearing, further
strengthening the group’s balance sheet, providing flexibility to reinvest into development
and growth opportunities across the broader portfolio and potentially for various other capital
management initiatives."

don't they mean that SOME money will be used to retire debt, and some will be used to develop new growth opportunities, perhaps more co-ownerships? I can't see that they mean 'retire debt so that we can then borrow more'.
