I think the issue with VCX (like other property trusts) is that there is concern that they will receive lower valuations for a number of their properties in the coming years because the current capitalisation rates are a product of historically low interest rates, and it is likely interest rates will at some point in the next year or so start to go back to historically more normal levels.
Their share buy back may also be artificially keeping their share price up.
