Dividends is extremely unlikely to go up to 8%. All hell would break loose for ALL companies at this level - from an economic perspective.
Most commentators expect rates to fall next year - more so now with the effects it's already having.
Most REITs payout it's entire AFFO in dividends - standard industry practice and one good thing as an income investor in REITs.
