I hardly see why it needs to go north of $3. All that it needs to do is continue performing and returning huge amounts of cash back to shareholders.
If DDR come anywhere near achieving the sort of returns they have since floating, I'll be extremely happy. It's only 7.5 years ago it floated at 24cents... That's a 10X increase, not including dividends (which are massive), in that time. Sure, the earnings ratio has increased, but even a five fold increase in 7.5 years is great.
