    I find it too hard to invest in a property company that has a 2019 PE of 27 and a yield of 2.2% (both from Morning Star) and which depends on revaluations for much of its profit.
    I am increasingly nervous about the drive to property in recent months as a yield protection investment because as is normal with herd behaviour it over-reachs and gets punished in the way that excess behaviour always does. I do have exposure to a couple of commercial property funds but I bought in earlier and am not tempted to add to my positions, even though their yields are still in the range 4-7%. Rather, I am tracking as to when it is time to clear out. About the only thing on the market that is recession proof is gold or cash and even then that is not certain but at least gold is an inflation hedge and also profits from safe haven appeal.
