Rowser that is definitely wrong as the book value as at FY23 was 2.31b at a cap rate of 5.75% and book value was only $2.40 a share. Book and share value will go down as the cap rate goes up. Book value would go down roughly 35% (7.8/5.75 = 1.3565) to accomodate that level of cap rate movement so I guess a drop to around $1.76 per share. Although that would be a big movement I note we are still trading below that level
