Buy when there is a consumer recession and all is doom&gloom. Sell when the property market is pumping and everyone is upgrading furnishings. In between is just noise. The property on the balance sheet provides comfort as does the healthy FF div yield. Will Harvey Norman still be doing their thing in 5, 10, 20 years? I think so. DYOR, not fin advice etc,... etc....
