    It certainly is the bottom of the market for property stocks right now.
    I was very surprised at 4.0%. Im not so sure the previous rate falls have had enough time to work through.
    It seems today even when we have EX DIV Mr Market is pricing in 2 more cuts, which I doubt very much.
    I just bought in heavily again to average down at $1.81.
    Still end of tax year which is loss selling which I absolutely hate with a passion even though it brings about heavy discounts from time to time, but a new 52 week low for MGR makes you wonder about the mathematics one does to generate income within equities.
    I remember the GFC very well and we are nowhere near that with gearing levels.
    MGR are venturing into more commercial and data centre investments for return which is a smart move away from office but we will still not see fruits of this for another 18 months or so which is when rates will be done with.
    As usual, you buy for what is going to be months down the track and not so much what is now.
    Time & patience.
