    Thelikelihood of QRI having loan’s that go into default in the next 6 months isnow materially higher than when I wrote the above 3 months ago.

    Assumingthis occurs, once they start disclosing loans are non-performing, all theclients shoved into this “product” by their wealth advisors will begin tellingtheir clients to exit.

    Thereis no liquidity here, and I’d estimate 50% of the owners of QRI are “wealthadvisor clients” so it will likely be a bloodbath when they begin selling and goon for some time.

    Forhistorians, do some research on the Premium Income Fund. You can see old announcementson the ASX and NSX. It was a listed fixed income fund with the majority of itsassets being senior debt secured against property – the same as QRI.

    Theend result is quite messy to piece together but unitholders ended up receivingonly 20% of NTA. I do not think things will get this bad for QRI, however understandinghow bad things can really get based on history, is a nice to keep yourself realistic.

    Thiswill be an interesting space to watch.
